In the bustling city of Hong Kong, a unique initiative is emerging to harmonize the interests of property developers with the needs of local communities through the power of art. Art In Place (AIP), supported by the global non-profit Urban Land Institute, is pioneering this approach by inviting local artists and developers to collaborate on projects that integrate property developments with community engagement.

For its inaugural project, AIP paired artist Joanne Chan with Fairland Holdings at their new venture, Spark City Mong Kok. Over the summer, Chan orchestrated a community-driven art project, inviting the public to contribute ideas for a mural. Participants, including children, expressed their joy and connection to the neighborhood through drawings and writings on postcards. These submissions were then woven into a vibrant, collaborative mural design, painted by the contributors themselves.

Fay Li Yuen-fei, a principal at a property recruitment firm and one of AIP’s founders, shared the vision behind the project. The initiative aimed to foster sustainable placemaking and meaningful interaction between developers and the neighborhood. The resulting mural not only beautified the construction site but also cultivated a sense of ownership and pride among the residents.

Architect Wendy Tsai Ya-wen and her colleague Tatum Lau An-yu, core members of AIP, emphasized the project’s dual focus: promoting local artistic talent and transforming the perception of Hong Kong from just an art marketplace to a hub of creativity and talent.

The choice of Spark City Mong Kok for the project was deliberate, meeting stringent criteria to ensure genuine community engagement and creative freedom for the artist. The development’s aim to be a lifestyle hub for the community and its openness to working with emerging local artists were key factors in its selection.

Antoine Nguy, vice-president of a private-equity real estate investment group and another AIP team member, was drawn to the initiative for its unique approach to integrating culture into everyday life, a concept he felt was lacking in Hong Kong compared to his native France.

The successful completion of the mural and its forthcoming exhibition at Spark City Mong Kok mark a significant achievement for AIP. The team’s vision goes beyond merely creating art; it’s about co-creating with the community and establishing meaningful dialogues between developers, artists, and residents. This approach promises to reshape the landscape of property development in Hong Kong, making it more inclusive, culturally rich, and community-focused.
